Moving Out the Right Way

A step-by-step guide to follow when moving out of your home to avoid fees, protect your deposit, and leave your rental in great shape.

Moving out of a rental can feel like a big task, but a little preparation goes a long way, especially if you want to maximize your security deposit return. Here’s a step-by-step guide to help you move out smoothly and leave your rental in excellent condition.

1. Review Your Lease and Move-Out Notice Requirements

Before you do anything else, check your lease agreement to confirm:

  • How much notice you need to give your landlord (often 30 or 60 days)

  • Whether there are any cleaning or repair requirements listed

  • If your lease requires a professional carpet clean or deep clean

2. Check your move-in inspection to prepare for the move-out inspection

Before completing your move-out inspection, make sure you review your move-in inspection using the RentCheck mobile app:

  • On the dashboard, scroll down to Completed Inspections

  • Find your Move-in inspection

  • Review the photos and notes to see how the property looked when you first moved in

Use that as your baseline when preparing for your move-out inspection - your goal is to return the property in similar condition, accounting for normal wear and tear.

Note: If you didn’t complete a move-in inspection, refer to any photos you took when moving in. It’s always best practice to complete a timestamped RentCheck inspection at move-in for future reference.


3. Make Small Repairs

Before your final day, take care of minor fixes that could otherwise be deducted from your deposit:

  • Patch small nail holes

  • Replace burnt-out light bulbs

  • Tighten loose door handles or cabinet knobs

  • Replace air filters if applicable

  • Check smoke alarms are working

You don’t need to renovate - just focus on reasonable repairs that show care and responsibility.


4. Deep Clean the Property

A thorough clean makes a big difference during your move-out inspection. Use this checklist to cover the essentials:

General

  • Wipe down walls, doors, and baseboards

  • Clean light fixtures and ceiling fans

  • Vacuum and mop all floors

  • Remove all personal belongings and trash

  • Touch up minor scuffs or paint marks if possible

Kitchen

  • Clean inside and outside of the oven, fridge, and microwave

  • Remove all food from the fridge and freezer

  • Wipe down countertops, cabinets (inside and out), and backsplash

  • Scrub the sink, including under the basin and garbage disposal

Bathroom

  • Clean the shower, tub, toilet, and sink

  • Ensure all drains are clear and draining properly

  • Remove soap scum, mildew, and limescale buildup

  • Wipe mirrors and polish fixtures

Bedrooms & Living Areas

  • Dust all surfaces

  • Clean windows and window sills

  • Remove any nails, hooks, or adhesive strips carefully


5. Confirm Utilities and Schedule Final Checks

Before move-out day:

  • Contact all utility providers (electricity, gas, water, internet) to schedule service cancellations or transfers.

  • Make sure your final bills are settled or forwarded to your new address.

  • If your property manager offers a pre-move-out walkthrough, consider scheduling one. This gives you a chance to identify any last-minute issues before the official inspection.


6. Complete Your Move-Out Inspection with RentCheck

Once the property is empty and cleaned, document everything before handing over the keys:

  • Capture clear, well-lit photos of every room, including fixtures and appliances.

  • Submit the report and share it with your property manager.

  • Keep a copy for your own records in case of any deposit questions or disputes.


7. Return Keys and Provide a Forwarding Address

Before you officially move out:

  • Return all keys, fobs, and parking passes.

  • Confirm your property manager has received your RentCheck inspection.

  • Provide a forwarding address for your security deposit and future mail.
