The Inspection Comparison tool just got a major makeover, and we're very excited to share it with you. Its fresh design and smoother side-by-side layout make it easier than ever to compare a property's condition from move-in to move-out, create itemized deductions and resolving disputes with clear, photo-backed evidence at a glance.
Want to check it out? The new experience is rolling out in stages. For now, you can jump in from the old comparison screen using the "Try the new comparison" button.
This first release matches everything you already know — just with a sleeker, more modern look. Lots more is on the way (scroll down to the Coming Soon section for a sneak peek)!
What You Can Do
RentCheck's Inspection Comparison tool lets you view two property inspections side by side, so you can compare ratings, answers, notes, and photos across inspections and quickly identify changes in a property's condition over time.
How to Start a Comparison
You can launch a comparison from two places:
Property Details page — Select the property, then choose the option to compare inspections.
Inspection Details page — Open the Manage dropdown and select the compare option. The inspection you're currently viewing will be pre-selected for you in the modal and you can choose whichever inspection you want to compare it with!
The compare option only appears when a property has at least two eligible inspections.
Selecting Your Inspections
When you start a comparison, a modal titled "Select Inspections for Comparison" appears, with the property address shown at the top.
On this modal, you have the key inspection details, so you can quickly decipher which inspection to compare with, including the completion date and inspection status.
Click any two inspections to select them. Need to swap one out? Just unselect your current choice first. Then click Compare when you are ready to dive into the comparison view.
The Comparison View
Once you're in, your two inspections appear side by side, ordered from oldest to newest completed date, left to right. Each one sits in an are at the top of the page showing important inspection information.
Sections and Features
Sections are matched between the two inspections by exact name, and features within matched sections are matched by exact name too.
Matched sections appear first, ordered by the left inspection's template order.
Unmatched sections fall to the bottom.
Within a matched section, matched features come first (in the left inspection's template order), followed by unmatched features at the bottom — again, left before right.
Expanding a Feature
Click anywhere on a feature row to expand it, revealing the full feature details for both inspections and click again to collapse it.
Questions and Answers
The comparison shows all your question types:
Yes/No
Open text
Multiple choice
Asset capture — includes a Copy icon. Click it to copy the asset details to your clipboard.
When an answer differs between the two inspections, a ≠ indicator appears right next to it. (Differences are flagged only when the same question exists in both inspections with an exact name match and the same question type.)
If an answer has an image attached, an image icon appears beside it. Hover over it for an "Image attached" tooltip, or click it to jump straight to that image in the media section below.
Notes
Property manager notes and renter notes appear below the questions, each labeled with the note author's first and last name.
Media
Photos, videos, and 360 media show up in a grid below the notes and questions. If there are more than two rows, the grid scrolls horizontally. Videos and 360 media get an icon overlay on the thumbnail so they're easy to spot.
Click any thumbnail to open the image details view right over the comparison (this will take you to a side-by-side image viewing comparison very soon!).
The Inspection Card Menu
Each inspection card has a handy 3-dot menu packed with options:
Replace Inspection — Opens the selection modal with both current inspections pre-selected, so you can easily swap one out.
View Timeline — Opens the inspection timeline in a modal.
Open Inspection — Opens the inspection details page in a new tab.
Download Images (Zip) — Emails you a link to download a ZIP of the inspection's images.
