What is a RentCheck Turn inspection?

RentCheck turn inspections are designed to document the condition of a rental at the end of a lease and identify maintenance items needed to prepare the unit for new residents. Turn inspections are detailed, thorough, and easy to perform. They are similar in structure to Move-In inspection, making it easy to compare a unit's condition from Move-In to Turn.

Additionally, features can be flagged for maintenance during or after an inspection. Features flagged for maintenance can include resident or owner responsibility, a maintenance cost, the skill required to perform the maintenance, and include images and details around specific maintenance to be done. Maintenance Flags can be used to generate maintenance checklists, create deduction lists and more. Learn more about maintenance flagging!

Here is an example of how some of our Property Managers use Turn Inspections to streamline their Turn process.


Step 1: Perform the Turn Inspection
Typically a property owner, maintenance professional, or member of the property management team performs the turn inspection. Areas and items can be flagged for maintenance while performing the inspection to help create a scope of work ahead of the next residents moving in.

Step 2: Generate a Maintenance Report from the Turn Inspection
Once items are flagged in the completed turn inspection, Property Managers create a maintenance report to get maintenance quotes, send to their maintenance team, and use in communication with their owner.

Step 3: Create a follow-up Maintenance Check Inspection
After maintenance is performed and the unit is ready for new residents, property managers create and perform a Maintenance Check inspection that includes all the features from the Maintenance Report. This allows for a review of all work that was completed to ensure the home is ready for the next residents.

How long does a RentCheck Turn Inspection take?

RentCheck Turn Inspections typically take about 30-60 minutes depending on the size of the unit. We also offer a fast-track option designed specifically for property management professionals that take about 10 minutes to complete on average.
